HERITAGE VILLAGE CONDOMINIUMS HOMEOWNERS ASSOCIATION

 

As president of the board, I would like to say, Thank You, to the board members Linda Stone, Darryl Brady, Janet Johnson and Norma Yarbrough, for your dedicated work and time given serving this past year. There were difficult decisions to be made and you were always available. You always came with a cooperative attitude and willingness to do what was best for all the homeowners in Heritage Village. It is a pleasure to serve with people who care about others and their investments as well as their own.

 To our property manager, Dana, and her assistant, we again say a Thank You for the service you have provided to our Association this past year. There have been as always situations to arise that were a to do at that moment situation. Which were handled with the Board very promptly and professionally, for which we thank you and your assistant. We are grateful to report the final Insurance claim has been paid to our HOA. We are also grateful that needed work has been going on at a steady pace. Meaning that work orders and other projects have been completed as weather Permitted.

We extend our condolences to the families of those homeowners whom we lost to death this past year.

To the new owners who moved into our village this past year, again we say WELCOME. We hope you will enjoy living here and will tell a friend about our village. We are pleased to see that the sales of the properties here at Heritage Village are continuing to sell and none are staying on the market for any length of time. Our Village continues to be a great place to live.

The Audit for the year 2014 to be completed in June 2015. . The Audit results will then be available.

We have this year secured the assistance of the company Phoenix Claims they will represent us HOA in any Insurance Claim we should have. They also agreed to give us a free estimation of Roof replacement expectancy. They came out April 6 and 7 to check our roofs but that report has not yet been received. As we all know roofs being replaced may not always be done in that order due to the need.

Our association manager, Dana Tiblier, will give us a more detailed report from the management cc.

 To the Homeowners of Heritage Village Homeowners Association:

As president of the board, I would like to thank our board members Gary Nash, Linda Stone, Darryl Brady, and to Martha Boyce, who recently passed away, for your work and for the time given in service this past year. The decisions that you made were sometimes difficult ones. You have been available for every need that arose and have shown a cooperative attitude and a willingness to do what is in the best interest of all the homeowners in our village. It is a pleasure to serve with people who care about others and their investments as well as their own.

 To our property manager, Dana Tiblier, and her assistant, we again say thank you for the service you have provided to our Association this past year.

 To the new owners who moved into our village this past year, again we say welcome. We hope you will enjoy living here and will tell a friend about our village. We are pleased to see that the sales of the properties here at Heritage Village continue to be strong, and none of the units are staying on the market for an extended length of time. Our Village continues to be well maintained and a great place to live.

 Over the past year, there have been some situations to arise that were out of the ordinary. One example was the multiple insurance claims that were made due to storms, fire, and damage from water lines freezing and flooding several units. This took several months of extra work to provide the various insurance companies, venders, and homeowners with the needed information. To this day, we are still dealing with insurance companies, venders and homeowners to resolve the various claims.

 You have seen the black ribbons displayed at our entrances this past year. We again extend our condolences to the families of those homeowners. However, in the future for security reasons, the ribbons will not be posted when we have a death.

 With the management costs continuing to increase and the unusual nature of the incidents, the Associationís finances became stretched beyond limits. Therefore, the board had to make some difficult decisions - an HOA fee increase as well as an assessment. I know you are glad to see the tarps gone. But with the repairs making progress comes the spending of money. As your board, we will always do our best to spend the funds where it is determined to be the most effective.

 We had a financial audit for the 2013 fiscal year. The audit was completed in early 2014 and was presented to the board and the homeowners at the February meeting. The audit showed everything to be in order, and that the association is financially sound. The findings also offered some recommendations to assist the board and the management company in the future. 

Our association manager, Dana Tiblier, will give us a more detailed report of our income and disbursements for the past year, including the income from the assessment.

 With a new year ahead, the boardís goal is to continue to keep our village a beautiful and welcoming place to live, with the help of all homeowners.

2013 REPORT OF THE BOARD OF DIRECTORS

HERITAGE VILLIAGE CONDOMINIUMS HOMEOWNERS ASSOCIATION

 

 

As president of the board, I would like to say thank you to the board members Gary Nash, Linda Stone, Darryl Brady and Martha Boyce, for your work and time given serving this past year. Sometime with difficult decisions to be made. You have been available for every need that arose and have shown a very cooperative attitude and willingness to do what is in the best interest of all the homeowners in our village. It is a pleasure to serve with you.

To our property manager, Dana, and her assistant, we again say a big Thank You for the service you have provided to our Association this past year. There have been some situations to arise that were out of the usual this past year such as recertification to FHA as many of you know the Federal Government took away our citification without notice. It took several months and extra work to be able to furnish the attorney with the need information. Thank you it is back but will have to be revisited in two years.

The board would also like to say thank you to those who so willingly volunteer to help in many ways. Who serve on the various committees: Pool committee, Yard of Month now thinking about that is there anyone who would volunteer to serve. SEE Me after the meeting, please. Neighborhood, Annual Yard Sale, Nominating committee, those who assist in registering in our annual meeting also our counters. We cannot forget the Fall Fest we had which was great and we look forward to the next. We cannot have a successful association with an attractive community without the help and cooperation of everyone.

With the current economic crisis, your Associationís finances are stable; the Board will continue to make the necessary decisions and improvements to ensure our financial stability.

Since our last annual meeting, we have seen and are seeing blue tarps on our roofs. Due to several storms and one that really damaged several of our units. We are waiting for the Insurance Co decision. Our association manager, Dana Tiblier, will give us a more detailed report from the management co. of our association.

With a new year ahead, the boardís goal is to continue to keep our village a beautiful and welcoming place to live, with the help of all homeowners
